Welcome to the Sage Valley Community

Sage Valley is located in the high desert of central Nevada.  It is about 90 minutes from Elko, Nv. and about 45 minutes over the Mayville Pass from Battle Mountain, NV.  In 2003 over 2000 acres was purchased and divided into 42 – 40+ acre lots.  The lots are located along the Indian Creek drainage, a year round trout stream.  Several lots have frontage on Indian Creek and everyone has access to the stream.

Indian Creek

Indian Creek is a gift from the Gods.  These high desert streams are hard to find in Nevada.  The creek flows all year round.  The flow can be intermittent and slow at the end of the summer, but it has been consistent for the last 12 years.  How many lots have you seen for sale in Nevada with an accessible creek next door?

There is a county maintained road along Indian Creek that provides excellent access to all of the lots for sale.  Every lot for sale has frontage on this maintained road.  This is another thing that is hard to come by in Nevada. Most rural property for sale in Nevada is only accessible by non-maintained dirt roads and tracks.  Please note that lots for sale in other parts of Nevada with access by legal right-of-ways along the sides of neighboring parcels can be very expensive to build a driveway on.  This is not an issue with Sage Valley lots as they have direct access to a maintained road.

Note:  Sage Valley is on a great aquifer.  We have drilled several wells around 120 feet deep producing 8 to 10 gallons per minute.  In Nevada you can use 1800 gallons per day of ground water for domestic use with no special permits or water rights necessary.
